Fast website design, built to score 95+ on PageSpeed.
We design websites for local service businesses that pass Google's speed test with room to spare and that AI tools like ChatGPT can actually read. Going fast doesn't mean giving up the design.

Google's pass mark, cleared by a mile.
Google measures how fast your site loads and how steady it feels, and slow sites lose visitors before they ever see your phone number. Each bar below is Roof Manager's result against the line Google calls "good." Shorter is better.
One honest note: PageSpeed scores move a few points from test to test, because Google simulates a slow phone on a slow network and every run is a little different. We build every site to hit 95 or higher, and none of them launch until they clear 90 on both mobile and desktop.

A framework that ships almost no code
We build on Astro, which sends finished HTML to the browser instead of a large JavaScript app. Pages show up as soon as they arrive.
Images sized for every screen
Photos are converted to WebP or AVIF and cut to the size each phone or laptop needs, with their dimensions set so nothing jumps while loading.
Animation only where it's needed
Motion code loads on the sections that use it, not on every page. If an effect costs us the score, we cut the effect.
The unedited report.
Straight from Google PageSpeed Insights, nothing cropped or edited. Want to see where your own site stands? Run it at pagespeed.web.dev.

Built for AI search, too.
People now ask ChatGPT, Claude and Perplexity who to hire, and those tools read websites to answer. If an AI can't read your site, it recommends someone whose site it can. Roof Manager and Abrams Builders both score 100 out of 100 on the Is Agentic agent-readiness scan.
- AI crawlers like GPTBot, ClaudeBot and PerplexityBot are allowed in, not blocked by default settings.
- An llms.txt file gives AI tools a short map of your business and your key pages.
- Every page has a plain-text markdown version that AI agents can read without loading the design.
- Structured data tells search engines and AI exactly what you do, where, and how to reach you.
- We scan the site with Is Agentic, an agent-readiness test, and fix what it flags before launch.

How we build your site.
Six steps, in this order, on every site. You see and approve the work at each one. It's the same process behind the website design service in every LeadSprout plan.
- 1
Discovery call
A free 30-minute call. We learn what your business does, who you want to reach, and the one thing the site has to get people to do: call, book, or ask for a quote.
You get
A clear goal for the site and a list of the pages it needs.
- 2
Audit of your current site
Before designing anything, we test what you have now. We run PageSpeed on mobile and desktop, scan it for AI readiness, and look at where you show up in Google for the searches that bring in work.
You get
A plain-English list of what's slowing you down or costing you calls.
- 3
Design direction
We choose your colors, fonts and spacing and write them into a one-page design guide. You approve it before a single page gets built, so there are no surprises later.
You get
A design guide you sign off on.
- 4
Build, one section at a time
We build the site section by section and show you each one as it's done. Feedback stays small and quick instead of one big reveal at the end.
You get
A preview link you can check from your phone.
- 5
SEO and fact-check
Every page goes through the pre-launch checklist below. We trace each claim on the site to a source, then send you the copy to approve, which is what Google now asks for on any AI-assisted content.
You get
Final copy you've approved, with a log of where every fact came from.
- 6
Launch and measure
We launch, run PageSpeed again on the live site, and connect Google Search Console and Analytics so you can see which searches and pages bring people in.
You get
A live site with tracking in place from day one.
What we check before launch.
A site doesn't go live until it passes every line below. That includes Google's 2026 guidance on AI-assisted content, which asks site owners to fact-check everything before it publishes. Pages pushed out in bulk without that review are what its spam updates go after.

All LeadSprout servicesCommon questions.
Can you guarantee a PageSpeed score of 95?
No one honestly can. Google tests on a simulated slow phone and network, and the score moves a few points between runs. We build every site to score 95 or higher, and we don't launch one until it clears 90 on both mobile and desktop.
What do you build websites with?
Astro, a framework that sends finished HTML to the browser instead of a large JavaScript app. That's most of why the sites load fast. If a project needs app features like customer logins or a dashboard, we use Next.js instead.
Does a fast website have to look plain?
No. The design is custom to your brand, with motion where it helps. We load animation code only on the sections that use it, and if an effect drags the score down, we change or drop the effect.
What does AI search readiness mean?
Tools like ChatGPT, Claude and Perplexity read websites to answer questions such as who to hire nearby. We make sure they're allowed in and can read every page as plain text. Google says it doesn't give llms.txt or markdown pages special treatment in its own results, so we set those up for the other AI tools, not as a Google ranking trick.
